Conditions of Let

  1. The deposit of £50 per week must be forwarded with the Booking Form. In the case of a cheque, this will be returned immediately if the booking is not available. In the case of payment by credit/debit card, your account will not be charged and you will be advised immediately if the booking is not available.
  2. The submission of the completed booking form and the deposit shall constitute an offer by the hirer, and a Contract shall come into existence if and when we confirm the booking in writing, whether electronically or by other means. Once a booking has been confirmed, the hirers will be liable for the full hire fee and payment will be required.
  3. The balance of the full hire fee for the period of hire shall be payable over and above the deposit, and must be paid at least four weeks before the first date of the period booked. If the booking is made less than four weeks prior to the said first date, the full hire fee must be paid on booking.
  4. In the event of cancellation by the hirer, the full hire fee will only be refunded, or payment waived by the owner, if the cottage is successfully re-let, but the deposit will, in any event, be retained. If the cottage cannot be re-let, the hirer will be responsible for the prompt payment of the full hire fee, less the amount of the deposit already paid. Hirers are recommended to take out holiday insurance to cover themselves against liability to the owner for the full hire fee in the event of cancellation.
  5. Periods of hire will start at 3.00pm on Saturdays and expire at 10.00am on the last Saturday of the period confirmed as booked.
  6. The cottage must be left clean and tidy for the new occupant, and the owners reserve the right to charge for any abnormal cleaning that might be necessary.
  7. Hirers will be responsible for the cost of making good any damage caused to the property during, and as a result of their occupation, whether caused willfully or not, and for replacing any articles of furniture, bedding, or equipment which may be damaged or lost. Any breakages must be notified to the owners.
  8. The owners shall not be liable at common law or under statute or in any other way whatsoever for any loss or damage suffered by the hirer, his family, or friends or any loss or damage to their property, including motor vehicles, whether caused directly or indirectly from their being in or around the cottage or in any other part of the owner's property or from the use of fixtures and fittings, furnishings, or other equipment.
  9. Whilst every care is taken to ensure that details shown in our brochure and/or web-page are correct, the owners cannot accept responsibility for errors contained therein or the results thereof.
